Foundational Damage. When a flood saturates the soil the home’s foundation is built on, parts of it can become raised. This can lead to cracks in the foundation, as well as sealing problems with door and window frames throughout the home.

Drywall Damage and Mold. The waterlogged drywall can become weak and begin to fall apart, but that is not the only issue. Drywall can allow mold to grow underneath it, infiltrating the structure of the home and requiring replacement of any ceilings or walls that were affected.

Insulation Saturation. While certain types of insulation do not absorb moisture, most types can easily become soaked through and require replacement due to the high rate of mold growth they can cause.

Temporary Frame Swelling. The good news about a house’s frame is that it is typically constructed of solid lumber, meaning any swelling will be temporary. While mold precautions should certainly be taken to prevent an outbreak, most frames will remain structurally sound after a flood.

Appliance Ruining. Ovens and refrigerators contain insulation and almost always require replacement following a flood. That being said, other types may be able to be salvaged, but they must be inspected by an expert to be certified as safe before using.

We can still drill holes if needed in the cabinet back and then repair with a comparable material when drying is complete.

If your walls have been exposed to moisture for an extended period, and there is a possibility of sheetrock loosening, we may drill holes in the top of the wall to allow for greater airflow in the wall cavity. If it is an exterior wall, the fiberglass insulation might also be saved using this technique.

The area under the cabinets, the toe kick, is usually made of a less expensive material than the cabinets. Base molding can be mounted to the front of the toe kick. By removing the base molding and drilling holes in the toe kick, we can provide airflow under the cabinets. SERVPRO techs treat the toe kick area with the right biocide and use a vent system to force dry air into the cavity. Once drying is complete, we replace the base or shoe molding.

With the colder weather officially upon us, now is an excellent time to learn more about how to avoid frozen pipes and the subsequent water damage that can occur if those pipes expand and burst. Though frozen pipes are an uncommon occurrence in Texas, they are highly preventable.  

SERVPRO offers the following tips for preventing frozen pipes and mitigating potential damage that they can cause.  

  • Insulate all the exposed pipes in your home. Especially where they may be unheated, such as the basement, attic, garage, crawl space, and under kitchen and bathroom cabinets. 
  • Keep the temperature the same during the day and at night. By temporarily suspending the use of lower temperatures in the evening, you can prevent a costly repair job if pipes freeze and burst. 
  • Close any inside values that supply water outdoors and open the outside value to properly drain excess water that may be in the pipes. 
  • In drastically cold temperatures, let your faucet trickle. While you may be concerned about wasting water, running water is less likely to freeze. 
  • Remove, drain, and store hoses used outdoors. Keep outside valves open so that any water remaining in the pipe can expand without causing it to break. 
  • If you plan to be away from home for an extended period of time, leave the heat on and set to a temperature no lower than 55° F. 

Found a Frozen Pipe? Thaw It Out: 

  • If you turn on a faucet and only a few drips come out, suspect a frozen pipe. Typically, frozen pipes are found along exterior walls or where your water service enters your home through the foundation. 
  • Make sure the faucet remains on while treating the pipes, as the flowing water will help to melt the ice within the pipe.
